We buy properties with the backing of hard money lenders.  We make a little profit on each property to stay in business and continue to be able to offer these opportunities for interested home buyers like you.  These lenders trust us because we have been doing this for a long time and are careful with our investments.

​

Once we own it, we may proceed in several directions ... sell it to another investor, hold onto it and rent it out, or sell it to a potential homeowner.  When we do find new buyers, its always offered with financing to the new buyer.  We make money on the interest paid.  Most goes to our investor lenders and a small amount stays with us.  We then handle management of the property over the years of the mortgage loan.  Its a lot of work sometimes, but we find it rewarding ... helping both sellers and new property buyers.

How We Get Paid ...

We are not realtors ... but have helped others with real estate problems and/or helped to sell their property that we could not purchase ourselves, without the realtor-forced commissions.  In those cases, we are happy to be paid a gratuity for our help and assistance (usually between 5 and 10% of price).  We help others knowing we give greater service than expected.  We never worry about receiving a gratuity, and we've never been stiffed!

What Makes Us Different From Other Real Estate Companies ?

 

We can offer services that other real estate companies can't or won't!
 

  • Instead of focusing on a set sell price, we can suggest owner financing, carry back mortgages, and other creative financing options that benefit the seller resulting in a potentially greater owner/seller profit.  

  • We don't mind not getting paid until later. Sellers give us a service gratuity for helping them with their property, usually in the 5-10 percent range. But its a gift and up to them. Sometimes its a carryback note that pays out five years down the road.  Conventional real estate companies, on the other hand, are focused on their commission structure and getting paid first.

  • Offer all cash and quick closings without typical red tape, such as surveys, inspections, and expensive appraisals, by buying properties "as is".  

  • Through our previous experience, we can offer property management of distressed properties, which have unique and potentially difficult management issues.
